Ally Property Management and Real Estate strives to exceed the expectations of our tenants. We respond quickly to our tenant’s needs. Regardless if you have a maintenance request, or simply have questions, we pride ourselves on communication. A comfortable tenant often leads to a long-term rental customer.
We try to make things easier by listing our available rentals here on our site. You can take a look under the Available for Rent tab and see what interests you.
In order to schedule a showing, you must have an approved application first (fees apply), see approval details below.

Rental Process
- Submit Rental Application which will include a background, credit, and eviction check being completed on the applicant (fees apply).

Tenant Portals
Paying your rent and requesting maintenance has never been easier. With the tenant portal, you can do these things and more just by logging in from a computer or mobile device with an internet connection. Filling out an application is your first step in getting a tenant portal.

RENTAL QUALIFICATIONS
To ensure the effectiveness of the approval and renting process, it is the policy of Ally Property Management & Real Estate that an application must be approved before a showing will be scheduled.
Please read these guidelines before turning in your application to request a showing.
All application and background/credit check fees are non-refundable. Fees collected are equivalent to the costs of processing the application.
Once an application has been received, the process begins immediately. The income will be verified, rental history will be gathered, a background check will be run, and a credit report will be pulled.
Applications are processed on a point system and scored based on factors including, but not limited to, rental history, income, employment, eviction history, criminal history, resident/credit score, and credit payment history.
Although generally faster, we strive to process applications within 3 business days of receiving the application.
If you are unsure about applying for a property, please contact the leasing agent to discuss your situation with them before applying. The agent may email/message you a link to a virtual tour of the property and further steps to continue.
We do not "hold" properties for applicants. After gaining an approved application status, an applicant can schedule a showing and make an offer to lease the property. Please be prepared to pay all move-in expenses when you want to make an offer to sign a lease.

If you are a co-signer, please do not fill out an application until the person with the most rental and credit history and who will be occupying the property has applied first. The person you are co-signing for will tell you when it is time for you to submit your application as a co-signer.

To ensure the effectiveness of the approval and renting process, the primary applicant and all leaseholders must have an approved application on file with Ally Property Management & Real Estate to schedule a showing and potentially lease the property (fees apply).

The primary applicant is the person who has the most rental and credit history AND will also occupy the property.

Applications are kept on file for 4 months.

The primary applicant occupant and all leaseholders must be 19 years old.

All potential leaseholders must have an approved application that includes a background and credit check (fees apply) to schedule a showing and potentially lease the property.

The potential leaseholder(s) monthly net income, in addition to the prior 8 months’ average monthly net income, must be at least three (3) times the rental amount for the property of interest.

In cases where an applicant meets all criteria except the monthly net income criteria, a co-signer might be approved.

Applicants may be asked to supply additional information, including, but not limited to, an asset verification form, bank statements, pay stubs, and new employment verification letters.

An asset verification form for your FDIC banking institute to fill out and sign can be received by emailing allystaff1@gmail.com or can be found under "tenant links" under the Reners tab at the top of this page.

We currently do not accept Section 8 voucher program payments.

All potential leaseholders must provide positive rental references from an unrelated source.

A character reference(s) from unrelated source(s) will be required in cases where there is no prior rental history.

Applicants must prove that previous rental, mortgage, utility, and other installment payments were made on time and without demand.

A balance being owed to a prior landlord will result in an automatic denial of an application.

If more than three (3) credit accounts have had late payments, are in collections, or are written off with a balance still owed in the last 24 months, the application will be declined.

The application will be denied if an applicant has pending open bankruptcy or discharged bankruptcy within the last 24 months.

The application will be denied if an applicant has been evicted from a property within the last 7 years.

All non-spouse occupants over the age of 19 are required to have an approved application that includes a criminal history screening and previous landlord reference (fees apply).

We do not allow more than three (3) unrelated adults in a rental home.

The application will be denied if any occupant is found guilty of criminal activity or has a record within the last 7 years, causing concern for danger or a risk to other tenants/ neighbors or property damage.

If any information provided on the application is found to be false, the application will be denied.

If an application comes in for a property during the early stages of the lease signing process of that property, the application fee will be returned to the original payment source, or the applicant can choose to have their application run towards a different property or to have a general approved application held on file for 4 months.

RENTAL QUALIFICATIONS AND OTHER FREQUENTLY ASKED QUESTIONS
WHAT IS THE PROCESS OF RENTING A HOUSE FROM YOU?
To schedule a showing, all non-spouse occupants over the age of 19 must have an approved application, background check, credit check, clear eviction report, and positive prior landlord reference (fees apply). The application will cannot start processing until the reference contact information is received. See Rental Qualifications above for approval guidelines. Supporting documents can be uploaded to the application or emailed to allystaff1@gmail.com.
After an application is accepted, our leasing agent will contact you to schedule a showing. The agent may share with you a link to virtually tour the property and further steps to continue.
Please check your spam folder, and application for updates and correspondences after submitting an application.
DO YOU ACCEPT PETS?
Each one of our owners will let us know whether or not they are willing to accept a pet in their property or not. We will typically include this information in the advertisement. If you are not sure if your pet will be accepted, you can call to check and confirm with us before submitting an application.
If pets are allowed at the property you are renting, there will be a pet fee involved which will be included in the advertisement.
WHEN IS RENT DUE?
Rent is due on the 1st of every month. Rent is considered late if not received on the 5th of the month. Any rents paid after the 5th of the month are subject to a $50 late fee.
HOW LONG WILL IT TAKE TO PROCESS MY APPLICATION?
We try to process and be in touch via email with all approved applicants within 48-72 business hours.
WHAT PAYMENT TYPES DO YOU ACCEPT?
Background/Credit Check fees are paid within the application fee. Security Deposit, Pet Fees, and your first month of pro-rated rent will all be collected at or before the lease signing. These items all need to be in certified funds: money order, cashier’s check, etc. and turned into our office. If you are out of state, you mail us the certified funds (we recommend that you get tracking on your package in this case).
For monthly rental payments, you can pay in one of the following ways: certified funds, or online with an e-check, automatic draft, mastercard, visa, or discover card. (fees apply if paying online).

HOW DO I PAY RENT OR REQUEST MAINTENANCE?
Upon setting you up in our system, you'll receive a link to set up your tenant portal. This will allow you to pay rent online, setup recurring online payments. You can also drop by the office to deliver payment in certified funds.
All maintenance requests must be submitted on your tenant portal, called or texted to our 24/7 maintenance call center at 308-258-5649.
HOW DO I SUBMIT MY 30-DAY NOTICE TO VACATE?
If you intend on vacating, you must submit your Notice to Vacate at least 30 days prior to the expiration of your lease contract. Please submit the Notice to Vacate on your tenant portal.

WHAT HAPPENS WHEN MY LEASE IS UP?
After the initial term of the lease, the lease automatically goes month-to-month. You may contact the office to sign another term lease, or you may stay month-to-month. A 30 day notice must be given before vacating.
WHAT IF I HAVE AN EMERGENCY AND THE OFFICE IS CLOSED?
Submit the maintenance request on your tenant portal, or call/text our 24/7 maintenance call center at 308-258-5649. If you are able to remedy a solution on your own until business hours (ex. shut off the main water valve), please do so.
We appreciate your understanding that not all vendors are available after hours and we use our discretion to determine what problems constitute an emergency. However, we will do our best to resolve problems in the quickest and most efficient means available.
